During the 2008-2010 recession, our company became involved with a group of investors that provided us with a fluid source of capital for bridge capital and loans.
Currently, we fund a little over $30 million a year indirectly by underwriting and providing funding sources to other developers in the marketplace and other property owners. Our funding sources are privately held capital that are held with families and trusts, and those funds are utilized to aid in the purchase of assets for property owners and developers throughout the United States.
Our portfolio currently sits at just under $200 million of funded loans that are currently in place. We are actively involved in underwriting bridge capital for projects and/or assets that are in need of short-term finance needs. In addition, we offer other sources of funding, including mezzanine and renovation loans.
Real estate bridge loans are short term in nature and suitable for all property types. They fulfill a variety of needs such as quick turnaround for acquisitions or financing for properties in transition.
Mezzanine financing is a funding tool that helps investors bridge the gap between their equity and the senior debt a lender will provide them. We look at each position differently and can structure it as subordinate debt or with an equity component.
Renovation loans allow investors or developers to acquire property with the intent to perform the necessary work needed ahead of a refinance or sale. We are committed to fast advances to assist with the speed of projects to completion.
